Zoning Violations

The Zoning Ordinance was enacted in 1952 to ensure that public and private land is used in a manner that enhances the quality of life and promotes growth and development while preserving and protecting our environment.

What is a zoning violation?

  • Vehicles parked on the property that are untagged or have expired tags
  • Commercial trucks/trailers parked in or on residential streets
  • Junk and debris either scattered or piled on the property in a disorderly fashion (i.e. glass, paper, wood)
  • Salvage furniture, household items and construction materials (i.e. tanks, drums, pipes, etc strewn about the property)
  • Inoperable and abandoned vehicles parked on the property
  • Businesses operating in or on residential properties without approval (i.e. auto restoration, repair and / or sales (n/a to owner vehicle) and small services)
  • Using a single family dwelling as a multi family dwelling without a Zoning Certificate of Use
  • Illegal signage (i.e. banners and streamers, sandwich boards, portable signs and blinking and wind-activated signs)

What has BBCA done in the past?

Several years ago, your community association canvassed the entire community and submitted complaints to the county on many cars located on private property within Beverly Beach that didn't have tags.  It took a while for the county to start and eventually enforce the code.  It really depended on how cooperative the property owner was.  But eventually, the junk untagged cars did get removed for the most part.

The community association board will be considering doing another canvass of our community this summer.
